We’re hiring a superstar to join our property team as our next Property Project Manager. This role is responsible for managing the delivery of capital expenditure projects in line with the overall company estates plan ensuring that the brand integrity is maintained, budgets are not exceeded, and projects are delivered to high quality, within the designated time frame, and safely.
This role is a field-based role and travelling across the UK can be expected around 3 days a week, with the rest working from home.
What you’ll be doing:
- Preparing scheme proposals with budget costings and programme for approval in line with the Estates plan for refurbishments (Transformations) and new restaurant openings for existing and new brands
- Manage all CAPEX related building projects ensuring that each project is delivered to time, cost, quality and safety
- Prepare and present capital proposals to the sponsorship meeting that have been fully signed off by relevant stakeholders
- Undertake site visits to monitor project progress, check work is to quality standards and meet any legal requirements. Ensure all on–site health and safety procedures are adhered to as appropriate
- Weekly reviews with relevant stakeholders to ensure that projects are on track in relation to budget and timelines
- Work with relevant stakeholders and ultimately Design teams to develop ideas to reduce the cost base of development projects without impacting on cutting edge design criteria
- Manage external Contractors and other third parties to work within boundaries of set KPIs to ensure effective project delivery
- Liaise closely with the Design/Marketing, Acquisition, Estates, Operations and Finance teams internally and Contractors, QS, Designers, Landlords and Statutory Authorities externally
- Minimise closure of trading restaurants during capital working hours and work closely with operational teams to ensure that whilst projects are running there is minimal business impact where possible
- Regular monitoring and reporting on each projects status to Construction Director and other stakeholders as relevant
- Facilitating smooth project handover back to Operations post project completion
What you’ll need:
- Solid track record of delivery in a similar role within a multi-site hospitality, leisure, or retail environment.
- An MRICS, CIOB, MAPM or similar qualifications preferred but not a pre-requisite.
- Well organised and has proven results of completing projects on time and to budget.
- Solid stakeholder management skills – ability to influence.
- Ability to travel across the UK and Ireland.
